- How does the introduction process work?
- You share what you're looking for (or the deal/client you have). When there's a real match inside the Canvas Homes network, I make a personal introduction — not a mass email. From there you meet directly with the other party.
- Do you charge investors or agents a fee?
- No. Investors pay nothing to be in the network. Referring agents receive a referral fee paid at closing when their client buys — no upfront cost.
- What areas do you cover?
- Nashville and the surrounding Middle Tennessee counties investors actively work — Davidson, Rutherford (including Murfreesboro), Williamson, Wilson, and Sumner.
- What is an "off-market" deal?
- A property that isn't publicly listed on the MLS. These come through brokerage relationships, direct seller conversations, and network channels before (or instead of) hitting public sites.
- What kind of funds do buyers need?
- Deals close quickly (typically 1–3 weeks) and are sold as-is with no financing contingency, so conventional loans don't fit. Cash, hard money, an established line of credit, self-directed IRA, or 1031 exchange funds all work.
- Are you a wholesaler or a buyer?
- I'm both a licensed Tennessee real estate agent and a wholesaler. I source distressed and off-market properties, put them under contract, and connect them with serious investors whose buy box they match — all while operating under Canvas Homes.
